Start with the building, then the finishes.
A condo kitchen sits within a shared building. Renovation rules, access arrangements and common services can affect what can change and when work can happen. Ask property management for the current renovation requirements before finalizing a layout or placing orders.
Questions for building management
- What drawings, contractor documents and approvals are needed?
- What work hours, noise limits and delivery rules apply?
- How are elevator bookings and common-area protection arranged?
- How are water shutoffs requested and scheduled?
- Are there restrictions on flooring, ventilation or changes to common elements?
- What inspections or close-out documents does the building require?
Work within the service constraints.
The position of plumbing stacks, ventilation and electrical services can limit a proposed layout. Do not assume a sink, exhaust connection or wall can move because it appears simple in a drawing. Coordinate the proposal with qualified professionals and the building’s requirements.
Plan deliveries around the route
Cabinetry, appliances and countertop sections must reach the unit. Doorways, elevators, loading areas and installation access affect how items are delivered and handled.
Make a compact footprint more useful
Consider drawer access, a better pantry arrangement and the relationship between the kitchen and living space. An island or peninsula should be tested against real clearances, furniture placement and everyday circulation.
Keep two approval questions separate.
Building management approval and government or electrical approval are different matters. Your project may need one, several or none, depending on the work. Confirm the applicable requirements before construction is scheduled.
What to bring to the first conversation
Gather your building’s renovation package, photos of the kitchen, any existing floor plan and a list of the appliances you hope to keep. Include your preferred timing and any elevator or work-hour restrictions. That makes the early scope discussion more useful.
